Booking Conditions

CONDITIONS & SITE RULES for 2012.

• We reserve the right to change these terms and conditions at any time. Any such changes will take effect immediately when posted on the Website. Requesting to book with us will signify you have accepted our set of terms and conditions. It is your responsibility to read the terms and conditions each time you book with us. A copy of the terms and conditions are available on request

Booking:

1. Although it is not essential to pre-book your pitch, an advanced booking service is available by phone or e-mail
2. Bookings can be made over the phone on a 'just turn up' bases. We will ask you confirmed by e-mail to secure a pitch. E-mail should contain information on your booking requirements and your contact details. Please bring a copy of the e-mail with you on your holiday
3. Booking forms are optained on request by e-mail and should be returned within a few days of receiving to secure your booking. We don't accept debit or credit card payment at the site. All deposits by cheque or postal order and made payable to Linda Lamb

• Families and couples (2 adults) welcome.
• We request that no more than 2 couples or 2 Families camp together, unless prior agreement with us are made. Adults need to be over the age of 25 years and a behavour/noise deposit may be required.
• Under 18's must be accompanied or supervised by an adult, unless prior arrangements have been made with us e.g. Duke of Edinburgh group etc.
• Burns Farm Caravan and Camp Site reserves the right to refuse admission
• Quotes are given on the information provided upon booking. If the size of the unit or party is different from the information originally given, then costs will be as stated on our tariff.
• Please informe us of any changes you make to your original booking before your arrival to avoid any misunderstandings or dissapointment. We may not be able to accommodate your new requirements if you don't let us know in advance.
• Bookings are accepted only for the party named, unless we are informed otherwise by letter or e-mail
• Please call to reception on arrival to book in and be shown to your pre-booked pitch. If you have not pre-booked you must call to reception to check availability.
• It is advisable to retain and bring confirmation of booking with you on your holiday.

Arrivals and Departures:

• Pitches are available from 12 noon on the day of arrival until 12 noon on the day of departure, unless other arrangements have been made with us.

Cancellations:

1. If you cancel your holiday up to 7 days before, we will return the deposit paid and any money paid towards your holiday, less £10 handling fee per booking or unit. If you cancel after this date you will forfeit your deposit. All cancellations must be made in writing by letter or e-mail.
2. Deposits can be transferred to another date subject to availability and confirmed by us. Changes must be made in writing by letter or e-mail up to 7 days before your holiday.
3. Sorry we do not give refunds during your holiday.

EHU Pitches:

1. Electric Pitches (EHU) for Touring Caravans, Motorhomes, Campervans & Tents. We can't accommodate large units on site due to our pitches being grass standing. Please enquire on availability. Reservation for EHU pitches essential in high season.
2. We require a minimum of 3 nights stay over the August Bank holiday for a EHU Pitch
3. We require a minimum of 7 nights stay to reserve a pitch during Easter and Half-Term Holidays for a EHU Pitch

Non EHU Pitches:

1. Pitches are on grass standing and you can parke your car next to your tent except in wet conditions you may be asked to park off grass.
2. Bank holiday weekends are charged at high season prices and are subject to a minimum 3 night to reserve a pitch. We require a minimum of 4 nights stay to reserve a pitch for tents without EHU duting the Spring Bank Holiday. Please bring confirmation of your booing.

To provide a peaceful time for all, no excessive noise is permitted at any time and in particular at night between 2300 hours and 0730 hours

Groups:

1. We cater for organised groups such as Duke of Edinburgh, scouts etc. with prior arrangement to Linda@burns-farm.co.uk
2. It is our policy not to accept single sex or mixed adult groups under the age of 25 without prior booking. Groups over 25 must contact us in advance to discuss the booking. You will have to be a responsible well behaved and organised group. You may be asked to pay a noise deposit .This will be returned in full before your departure if we are satisfied that there was no disturbance or misbehaving on sit during your stay. The amount of deposit will be discussed when booking.
3. No Hen or Stag groups.

DOGS ALLOWED:

1. This is a family site; we welcome friendly well behaved dogs with responsible owners.
2. Your dog must be kept on a lead and under control at all times.
3. Dogs must not be left unattended on site.
4. You must be considerate to your neighbour and not allow your dog to bark constantly, frighten or intimidate fellow campers or cause a disturbance.
5. Please tidy up after your dog.
6. Please note we are a working farm, there will be animals nearby please don't walk or let your dog stray into fields where there isn't a public foot-path. We advise you keep your dog on a lead when going trough field where there may be livestock. Animals' with young can be very protective, always stick to the main public foot-path.
7. There are many safe walks and foothpaths from the site and in the area for you and your dog to enjoy.

• Open fires and ground level barbeques are not permitted. Barbeque stands must be used. Please make sure that all BBQ are completely out using water before discarding in bins.
• Large Red Biffa Bins to the right of the facilities are provided for your house hold waste please uses them. There are recycling bins for glass and cans. There isn't a plastic recycling bin at the farm the nearest is in the village of Threlkeld but if you leave any recyclable plastic in a tied plastic bag beside the bins we will discard in the local plastic recycling for you. Paper or card can also be left tied beside the bins for collection.

• Fireworks, offensive weapons or firearms of any kind are not allowed on the site.

• The speed Limit on the site is 5mph and must be observed at all times.

• We would like to be infromed when bring day visitors on site. If they using shower facilites while on visit, this must be paid for.

• Chemical toilet waste must be disposed of promptly at the disposal point on the site.
• Liability is not accepted by Burns farm for accidents to campers or their guests or for the loss or damage to personal property.
